5 Reasons Why It’s an Excellent Time to Buy a Custom Pre-Construction Home at The Grove

July 1, 2022

Even though LMD Companies has been building homes — over 1400 and counting — throughout the Hudson Valley for years, we still get excited every time we break ground. That’s especially true for our latest groundbreaking at The Grove, the final phase of our construction at Sleight Farm. It started with The Meadows and The Ridges, which we are proud to say have grown into thriving communities. We’ve watched many new home buyers build their dream houses to custom fit their lifestyle and tastes. We’ve also seen how the choices they made several years ago have stood the test of time, evolving with their changing needs.
The process of bringing the Sleight Farm land back to life continued with The Estates and The Glens, where those neighborhoods are already filled with activity as the final homes complete construction.

The Grove is the perfect way to finish up at Sleight Farm: 47 wooded homesites with eight new home models to choose from and customize. This phase represents a great balance of location, privacy, affordability, and our brand of “attainable luxury.”
If you’re worried about buying a pre-construction home when there’s rising interest rates, inflation, and supply chain issues out there, you’re not alone. However, we still believe this is an excellent time to build at The Grove…and an excellent investment. Here are five reasons why:
1) Dutchess County is still a “hot” real estate market, and will stay that way for the foreseeable future. Demand is high, while the stock of existing homes is limited. That means bidding wars and lots of competition for most properties, with some buyers missing out again and again on a home they wanted. With pre-construction, you skip all that stress and wasted time. You get your dream home under construction with financing in place, immune to whatever the housing market does.
2) The Poughkeepsie area in particular is enjoying a budding “Renaissance,” with new restaurants, entertainment venues, services, and other amenities opening right and left. That, combined with the highly-rated Arlington School District, makes The Grove’s scenic corner of LaGrange an ideal spot to make a life. Even if you don’t have school-aged kids, Arlington schools will help your home appreciate in value.
3) When you buy a pre-construction home like what we’re offering at The Grove, you get assurance that your home is being built to current standards, as well as the latest codes and variances. It will be raised from the foundation up using cutting-edge construction methods and energy-efficient gas, water, electric, and HVAC technologies. Here’s an added bonus: our new community’s public utility lines were recently laid down and planned out, making future problems unlikely.
4) The Grove’s 47 homesites will be situated on a newly built road that extends from Ridgeline Drive — which is already a sought-after neighborhood of highly valued homes. The area is an established community, highly walkable, and filled with natural beauty.
5) The Grove will sell out. Period. We don’t want you to miss the chance to be part of it.
